HLURB to fund part of socialized housing cost

To address the country’s pressing socialized housing needs, a key official of the Housing and Land Use Regulatory Board (HLURB) wants the agency to subsidize a portion of a socialized housing cost. Speaking to local developers last Tuesday at the Golden Prince Hotel in Cebu City, HLURB CEO Atty. Lloyd Christopher Lao said the plan is to subsidize the excess of the P450,000 ceiling price for socialized housing. “Whatever the difference in the pricing above P450,000 (...) will be paid to you so you can sell it for P450,000,” he told housing developers. For instance, a developer who builds a subdivision or condominium project is required by law to build socialized housing equivalent to 15 percent of the total subdivision land area or project cost, and at least five percent of the total condominium cost. Generally, big-ticket developers commission another contractor or developer to build a socialized housing project for compliance. Read more

Lamudi partners with SSS, Pag-IBIG

The country’s key shelter and social-insurance agencies Home Development Mutual Fund (Pag-IBIG Fund) and Social Security System (SSS) will take part in the upcoming Lamudi Affordable Housing Fair on July 15-16 at the Glorietta 3 Activity Center in Makati City. But more than showcasing their programs and projects aligned in affordable real estate, SSS and Pag-IBIG Fund will use the event to share important knowledge when it comes to investing. The state-run social-insurance agency will talk about investing in foreclosed properties and how SSS can help during an investment seminar on July 15, the first day of the event. The Pag-IBIG Fund, on the other hand, will conduct a home buying seminar on the second day on July 16. Read more

SBMA chief outlines Subic infra development plan

A sprawling industrial zone, a bypass road and an upgraded airport are among the key infrastructure projects in the pipeline by the current Subic administration. In a Kapihan sa Manila Bay forum Wednesday, Subic Bay Metropolitan Authority (SBMA) chairman Martin Dino said since he took over last October, he has laid out an aggressive expansion plan for the area, one of the country’s premier economic and tourism zones. He said among the projects he proposed is the establishment of the Subic Industrial Zone, a 3,000-hectare commercial and manufacturing hub at a cost-competitive rental rate of about P4 per square meter. Around 900 hectares have already been rented out for dynamic construction, he added. With the industrial zone in progress, Dino said a P15-billion bypass road is necessary to connect Castillejos town in Zambales all the way to SCTEX, since “we cannot use the old roads of Castillejos, Subic and Olongapo.” Read more

Century to market more affordable houses

Antonio family-led Century Properties Group Inc. (CPG) is set to launch at least P10.6 billion worth of residential units in the next two years, including affordable housing, a segment where it intends to be a significant player in the coming years. From this year through 2018, CPG will bring to the market 3,381 residential units, mostly from its foray into affordable housing in Tanza, Cavite. This 26-hectare project offers 2,877 units valued at P4.5 billion. CPG founder and chair Jose Antonio told reporters after the company’s stockholders meeting Thursday that the company’s goal would be to eventually produce an annual inventory of 20,000 units of affordable housing. This business could grow to account for about a third of CPG’s total revenues and net profit by 2020, he added. Bulk of CPG’s affordable housing projects, he said, may be priced at P1.4 to P1.5 million. He said CPG was also working to close a few other property deals in Cavite, Laguna, Batangas and Bulacan, all of which would be devoted to affordable housing. Read more

Mitigating effects of flooding

Earlier this year, the Philippine government had sought financing for a $500-million flood control project in Metro Manila. According to an Inquirer report, the said project would include “constructing new and modernizing existing selected pumping stations and their supporting infrastructure; improving solid waste management practices within the vicinity of drainage systems served by the selected pumping stations, and supporting the resettlement of project affected people.” Citing project documents, the Inquirer report stated that the project would focus on 56 potentially critical drainage areas with an approximate land area of 11,100 hectares or over 17 percent of the total area of Metro Manila. This will include an area covered by new pumping stations of about 2,900 hectares, with a total population of about 970,000 people or about 210,000 households.” The reason behind this proposal is more than obvious: the Philippines is “highly vulnerable to natural disasters with exceptionally high exposure to cyclones and floods.” “The country, on average, is struck by 20 cyclones every year causing widespread flooding across the country including Metro Manila,” it added. Philam opens Cebu HQ with a pledge to reach new heights

Philam Life unveiled yesterday its Philam Life Center Cebu, the firm’s headquarters here. Philam Life Chief Executive Officer Aibee Cantos said the 16-storey corporate center signifies the firm’s strong commitment and sustained confidence in Cebu, as well as in its neighboring islands. “This is our firm commitment to become a strong partner for public and private sectors in addressing the varying needs of our customers. Cebu and the Visayas have always been important for Philam Life,” said Cantos. The insurance firm has about 700 licensed insurance agents present in the Visayas, serving over 70,000 clients. Philam Life Center Cebu broke ground in 2015. It is located along Cardinal Rosales Ave. in Cebu Business Park and will be the new home of Philam Life employees and partners. The center also offers office spaces for corporate and business process outsourcing locators.
